Real Need Is Powering Senior Living Investing’s Momentum

New index data shows senior housing still leads every property type tracked.

We have said it before, and we will say it again: senior housing keeps proving itself as one of the strongest performing sectors in real estate.

With nearly 10,000 Americans turning 80 every day and over 10,000 turning 65, it is logical that senior communities as an asset class is just getting started.

New data confirms its performance. Senior housing posted a 3.9% total return in the second quarter, bringing first-half of 2026 returns to 8%. That puts the sector 1.3 percentage points ahead of the broader National Council of Real Estate Investment Fiduciaries (NCREIF) Property Index, marking the seventh consecutive quarter of outperformance.

A few more data points:

  • Over the past year, the sector returned 14.8%, almost 10 percentage points above the broader index’s 5% return, the only double-digit return among tracked property types.
  • Occupancy climbed to 89.9% in the second quarter, its 20th consecutive quarter of growth, and remains on track to exceed 90% by year-end.

This sustained outperformance reinforces our mission and also provides our investors with confidence in our offering and future.

Investors of record by August 31st are scheduled to receive their first distribution in mid-October.
