New research from JLL found that transaction volume reached its highest level since 2015, occupancy has recovered to pre-pandemic levels, and investor confidence in the sector is accelerating.

A few numbers worth noting:

  • 89.9% occupancy in primary markets and 90% in secondary markets
  • 77% decline in new construction starts in primary markets, further tightening supply
  • 36.6% projected growth in the 80+ population over the next decade
  • 86% of institutional investors surveyed plan to increase their senior housing exposure in 2026
