  • The affordability gap facing middle-income older adults who are too wealthy for public assistance but too stretched for most senior housing.
  • Growing investor interest as demographic tailwinds draw new institutional capital to the sector.
  • The deepening intersection of senior housing and healthcare, as assisted living takes on a greater clinical role.
