Investor Update: A Month of Momentum for Senior Living in Pennsylvania

Our investors own a community that just celebrated a quarter century in business with festivities, demonstrations, and local TV coverage

May and June brought real progress across our senior living communities in Pennsylvania, the kind that shows up in retention numbers, admission rates, our revenue, and the everyday experience of residents and staff alike.

Here’s a quick look at what moved forward:

Strong Admissions Momentum

Our communities welcomed 7 new admissions in the first week of June alone. Our leads-to-tours and tours-to-admissions ratios continue to outperform industry benchmarks.

Daily Rate Adjustments

Daily rate notices went out across our communities, with an average annual increase of 8%, supporting continued investment in staffing, technology, and care quality.

Dementia Care Practitioner Certification

Following its launch at Heritage Springs Montoursville, our Certified Dementia Practitioner program is now rolling out to our Lewisburg site, building specialized memory care expertise across more of our team. This certification is a great recruiter of families and residents, as well as the care-driven team members we seek to add.

Teton AI Reaches Wynwood House Penns Valley

Teton’s AI-powered monitoring technology is now live at Wynwood House Penns Valley, extending a rollout that has already achieved a 99.8% resident and family adoption rate across our Wynwood House communities. With this launch, 4 of our 7 communities have now adopted the technology. We’re also advancing two pilot features: an E-Call system that unifies emergency response into a single dashboard, and Group View, which extends monitoring into shared community spaces.

Investors of record by June 30th are scheduled to receive their first distribution in mid-August.

New HRIS Platform

We’re rolling out a new human resources information system across all ASL communities. This includes replacing manual processes with streamlined tools for onboarding, scheduling, and staff development.

New Medical Insurance Program

Rolled out across all of our teams and adopted by more than 90 employees. It’s a meaningful building block toward our goal of being the employer of choice in the region.

Employee Retention Gains

Year-to-date, employee turnover has improved by more than 38% at Heritage Springs and 25% at Wynwood House. Stronger benefits, better onboarding, certification, and ongoing feedback programs are translating into a more stable and experienced team.
