Senior Housing Occupancy Has Reached a 20-Year High

Senior housing occupancy has crossed an important threshold, and according to NIC MAP, occupancy across the 31 primary markets surpassed 90% in July 2026*—a level previously reached only before the Global Financial Crisis and briefly again in late 2014.

At the same time, new supply remains extremely limited.

NIC reports that fewer than 16,000 senior housing units were under construction in the second quarter of 2026. That is a remarkably small construction pipeline relative to the growing number of older Americans who will need housing and care (~10,000 turning 80 every day).

Demand is rising. Supply isn’t keeping pace.
